Our elegantly appointed bedrooms are designed with your comfort in mind, featuring plush bedding and premium linens. The Master Bedroom is a sanctuary of its own, with a luxurious King bed, a SINGLE rollaway bed, a futon, Smart TV, a massage chair, and an en-suite Master bath for a truly indulgent experience. Bedroom 2 features a Queen bed and single rollaway bed, while Bedroom 3 boasts a King bed, a single rollaway bed, and an en-suite bathroom. The Common Area provides even more sleeping options, including a Queen sofa bed.
In addition to our comfortable bedrooms, the Black House offers an array of amenities to elevate your stay. Unwind in our hot tub after a day of exploring the city, or gather with friends and family for a cookout on our grill. Our chef’s style kitchen is fully equipped to satisfy your culinary desires, while the karaoke machine will bring out your inner superstar.
At the Black House, we understand that technology is an integral part of modern living. That’s why we’ve included Smart TVs in every major living space, allowing you to stay connected and entertained throughout your stay.
Please note that additional beds cannot be provided. The Black House is the ultimate in luxury living, offering a sophisticated and stylish retreat that is perfect for families, friends, and corporate guests alike.

To that end, we are pleased to offer a complimentary “starter pack” of essential supplies such as toilet paper, paper towels, and trash bags for your convenience upon arrival at The Black House. Our goal is to provide a warm and welcoming experience from the moment you step through our doors. Please note that while we strive to make your stay as comfortable as possible, it is the responsibility of our guests to replenish any supplies that may be depleted beyond our starter pack. We appreciate your cooperation in ensuring that all of our guests can enjoy a pleasant and hassle-free stay at The Black House.
☆PARKING: The maximum number of vehicles allowed to park in the driveway is two. If you require additional parking, we do offer street parking at no cost to you. We kindly request that you note, for security and liability purposes, guest access to the garage is unfortunately not available. We appreciate your understanding and hope to provide you with a pleasant and safe parking experience.

For your parking needs, the property offers a spacious driveway with plenty of room for your vehicles. In addition, there are additional parking options available on the public street nearby, ensuring that you’ll have no trouble finding a place to park during your stay. Whether you’re traveling with a group or simply looking for convenient parking options, the property has you covered.
Other things to note
Our check-in time is 4 pm and check-out time is 11 am. If you need an early check-in, you can request it no earlier than the night before your arrival, and we will do our best to accommodate your request for an additional fee of $25 per hour. Please note that early check-ins are not guaranteed, and we cannot approve any requests made outside this window. Late check-outs can also be requested up to one day before your departure, subject to availability and for an additional fee of $25 per hour. Late check-outs are not allowed past 4 pm, and any unapproved late check-outs will be charged according to our fee schedule. See House Rules.
For the protection of both our guests and the property, we have A/V surveillance cameras outside the property, which record audio and video throughout your stay. Please note that there are no cameras inside the house. We also kindly ask that you refrain from mailing packages to the property, as we cannot be held responsible for any lost or damaged items.
Please be aware that our property is located near a busy highway and train tracks, and some noise is to be expected. If noise is a concern for you, we recommend considering alternative accommodations. Also, as we are situated near open fields and wooded areas, it is possible to encounter wildlife during your stay, including insects and small animals. We take measures to minimize their presence, but please understand that we cannot fully control nature, and we do not offer refunds in such cases.
Finally, we strive to maintain all of our appliances and amenities in good working order, but if you encounter any issues, please let us know within 24 hours of check-in so we can address them promptly. We do not offer refunds due to unforeseen circumstances such as power outages, water shortage, flooding, severe weather conditions, construction noise, or mandatory evacuations. We appreciate your understanding and look forward to providing you with a comfortable and enjoyable stay.

-STANDARD CHECK-OUT TIME IS 11:00 A.M. You can inquire about an late check-out, but it MUST be confirmed by the Host. We are happy to accommodate late check-out, but early check-in may not always be possible. Please be understanding. Requests for late checkout that are not given with ample notice will be declined because our cleaners work on a tight schedule. Thank you for your understanding.
-This is a self-check-in property. You will NOT be picking up keys from our personnel. You understand this. You certify that you will read the check-in instructions before arrival.
-Quiet hours are after 10PM on weekdays and Midnight on weekends. Noise complaints may lead to your removal.
-The person checking in this reservation must be declared on the reservation and have an Airbnb account that meets the requirements of this listing as if they were the booking party. Proof of identity must be supplied before arrival for any financially responsible parties on the reservation. Proof of identity must include a valid working phone number and current mailing address.
-You agree to take full responsibility for the actions of yourself and your guests. You shall be held responsible for any damages or loss of business incurred through damages or not remitting possession of the property at the end of your reservation

EARLY CHECK-INS Guests can request early check-in the night before their arrival. Early check-in is not guaranteed and we will not be able to approve any early check-ins before this 1 day window. If early check-in is available (no same day checkout), guests will be charged a fee of $25 per hour up until the normal check-in time. Early check-ins will not be approved before 8am. A request for before 8am will require booking an additional night.
-Checkout is 11AM. Unauthorized late check out is equitable to the NIGHTLY BASE RATE FOR THE DAY. Late Checkout Exceeding 1 hours incurs a fee of the listing base rate or weekend rate for the day without discounts. If not vacating on time leads to other losses, you will be billed for those as well. This includes guest refunds.
-USE OF GRILL: We are happy to provide a charcoal grill for guest use. Please be courteous and clean the grill after your use. Remove ashes, food, charcoal, etc from grill and dispose of them. Grills not left how they were received will incur a fee of $50. This is paid to cleaners to cleans.
-This is a non-smoking building. Any type of smoke is prohibited. This violation will incur a $200 per night fee. This is non-negotiable. Our home is thoroughly inspected and cleaned between each guest. If evidence of smoking is found in the home, you WILL BE charged the smoking fee.
-Our cleaning fee is based on a “Courteous guest”. If you leave the place in disarray, you will be billed an additional $75 fee.
-When using the hot tub, please shower with soap and water before you enter . If not, the oils from them will accumulate and leave an unsightly residue. If tub is left excessively dirty due to guest not bathing, a hot tub dump and refill fee of $300 will be charged to guest.
-We provide a propane tank for guest use. Due to guests leaving the propane tank on, causing the gas to run out prematurely, there is a fee if propane tank is found to have been left on open at checkout AND the tank is empty. Guest will be charged a fee to refill propane tank and an inconvenience fee( $35 total).
-White towels that are stained will incur a fee starting at $50, with potential to increase depending on the amount of stained towels. LuxeStays Houston provides ample black towels to be used for makeup removal. Please use these and not white towels. Inform all guests of this please. Stained towels WILL incur a fee.
-All guests must be declared on the reservation. The home has a $40 per guest, per night additional fee. Not declaring guests will incur this fee. You may not have an additional guest beyond the declared group size at booking. This will incur a $40 per guest fee and may lead to your removal from the property.
–Any theft or damage to the home caused by you or your guests that leads to loss of revenue or incurred cost of satisfying a future reservation will be paid by you. So please, don’t party, don’t steal.
-Tampering with the wifi, security cameras, and/or ring will get you removed from the property with no refunds. Do not tamper with or cover security cameras or ring device. Do not tamper with or turn off wifi
-DO NOT MOVE THE FURNITURE. Leave the house as you received it. Moved furniture will result in fee of at least $100. Additionally, costs that result from damage caused by moving furniture must be paid for by guest.
-No use of glitter in the home. The excess cleaning that results from stubborn glitter left behind by guest will result in $75 excess cleaning fee -Please dispose of your balloons/decor after use. This is not to be left for the cleaners to clean. Any balloons/decor left will incur fee of $50
